How This Calculator Works

This calculator is designed for: Property owners who rent out part of their main home (e.g., renting bedrooms while living in the house) or have a separate rental property. It helps estimate taxable income based on NZ tax rules, including apportionment for private use, interest limitation, and ACC levy for the 2024-2025 and 2025-2026 tax years.

Step 1: Property & Tax Year Details

Select the tax year (2024-25 or 2025-26) and provide basic information about your property ownership, usage, and annual salary.

Step 2: Monthly Income & Occupancy

Enter the gross rental income received and specify which bedrooms were occupied each month (April to March). This helps determine time-based apportionment.

Step 3: Annual Expenses

Enter your total property expenses for the tax year. These will be apportioned based on usage (space) and occupancy (time) where applicable.

Step 4: Calculate Taxable Income & Tax/Levy

The calculator estimates your taxable rental income, deductible expenses, estimated Income Tax, and ACC Earner's Levy based on your inputs and relevant NZ tax rules for the selected year.

Interest Limitation Rules:
  • For tax year 1 Apr 2024 - 31 Mar 2025: Claim 80% of interest.
  • For tax year 1 Apr 2025 - 31 Mar 2026: Claim 100% of interest.
